We have some amazing rental homes that people absolutely fall in love with...
Our issue is we don't have enough SHOWING AGENTS to help show all of our homes. Do you think you could help us out?
Below is our simple 8 STEP process to show our rental homes...and get you PAID!!!
STEP 1: WE ADVERTISE THE HOME
We use a number of different advertising methods including Craigslist, Zillow, Facebook, Hotpads, etc. Additionally, we put signs in the yard and in the neighborhood looking for great tenants. Lastly, we email our very large list of contacts, and incentive people to connect us with people looking for a rental. On average, we get about 20-30+ inquires per day about our rental properties.
**If you want to advertise our homes yourself...feel free!!! We just want to get the properties rented!!!
Step 2: ANSWER YOUR PHONE
That's where you come in...simply talk to potential tenants, ask them some qualifying questions (below)...and schedule a time to meet them at the property if you're comfortable with their answers. Here are some qualifying questions, as well as the link to our Rental Qualifications:
- What caught your attention about this home? (Try to get a feel for who they are and why they want the home)
- Where do you work? (We do accept Section 8 for select properties...and social security or any government assisted source of revenue is acceptable)
- How much is your paycheck? Is that per week or bi-weekly? (We're looking for 3X the Monthly Rent...if rent is $1,000/mo they need to bring home $3,000 per month)
- Have you had any evictions, bankruptcies, or recent collections? (If their answer is "Yes" to any of these...move on! We don't rent to people with eviction, bankruptcies, or recent collection history)
- When can you meet me at the property? (Get them to commit to a specific time that works for them and remind them that you're counting on them to show-up...and if they can't make it to call you)
Step 3: MEET AT THE HOME
You'll need to call the office to get information about how to access the property. In order to be added to the "Approved Agent Showing List" you need to submit a photo ID and/or Real Estate Broker's license number to the office. We just want to make sure we know who is showing our houses.
Please arrive a few minutes early and make sure the house is in good condition to show. If there's clutter or anything that makes the appearance of the property unattractive, do your best to remove it and make the property look it's best. We try to present our properties very well, and if that isn't the case, please call the office right away (901) 979-9393. Also, please call the office for lockbox/access information.
When you do meet a potential tenant, you want to explain all the nice features about the property (found on the Property Listings page), why this home may be a good fit, and to ask the ultimate question...DOES THIS HOME WORK FOR YOU? Try to get a "Yes" or a "No" from them right away. because if this home doesn't work for them...offer to show one of our other homes.
If it DOES work for them...now it's off to the next step.
Step 4: SUBMIT APPLICATION ($25)
Your goal is to get this home rented ASAP...and the faster a potential tenant submits an application...the faster it can get APPROVED!!!
Our application process is done exclusively online, and can be accessed via computer, tablet, or smartphone. Tell potential tenants to go to memphisrenter.com/apply and click on the big ORANGE BUTTON that says "Apply Here".
Now, most people are sophisticated enough to submit an application without any technological assistance...however, there are a few great tenants who aren't able to themselves. So...you may want to assist them either over the phone, or right there while you're on the showing appointment!
Our applications cost $25, and is required for everyone 18yr old or older who will be living in the home. Encouraging tenants to fill-out as much information on the application as possible will ensure them a higher success rate in getting approved.
Step 5: GET APPROVAL
We are very quick in processing tenant applications. However, it takes time to call previous landlords, current employers, personal references, review credit/background checks, etc. It's why getting accurate information upfront is critical to a speedy approval. Our office will handle all application processing. You can check-up on submitted applications by calling the office (901) 979-9393.
Step 6: SCHEDULE A LEASE-UP
Once the application is approved, we'll let you know so you can schedule an appointment with the newly approved tenant to sign the lease. Below are some things they will need to bring in order to sign the lease:
- Photo ID
- Cashier's Check or Money Order of 1st Month's Rent (We can pro-rate the 2nd Month's Rent, but never the 1st Month's Rent)
- Cashier's Check or Money Order of Security Deposit (Usually equal to 1st Month's Rent...some exceptions, but check with the office)
- Section 8 Paperwork (if applicable)
Step 7: SIGN THE LEASE
Now it's signing day! We have an office in Memphis where you'll be able to meet with tenants for the lease-up (6000 Poplar Ave Suite 250, Memphis, TN 38119).
Our office will produce the documents that need to be signed and send them to you. You'll need to collect the above-mentioned items from them and make a copy of their Photo ID. We have an orientation video that you'll play for the tenants, so you don't have to worry about going over all the legalities of the lease with them.
Once they've viewed the videos, they may have some basic questions, but for the most part it's straight forward. If there are questions that you're not sure of, just call the office (901) 295-6181.
Step 8: GET PAID!!! ($350)
Once we've received the paperwork and funds, we'll send you $350 for a job well done!
We usually pay via ACH which will auto-deposit into your bank account. The office will need to get your banking information. Then...it's on the next one!!!
